What Kinnara is
Kinnara is a property marketplace that connects international buyers with homes, villas, condominiums and land across Asia. It is run by Kinnara Limited, a Hong Kong company that Adrian Campbell founded in 2021 with Jason Noorman, Julie Noorman and Nattaya Intarachooti, who are its four directors and shareholders. The platform was built through 2022 and opened to the public in 2023.
Kinnara's idea is simple. A buyer in Sydney, Singapore or London looking at Bali, Phuket or Manila shouldn't have to search a dozen local portals in different languages and currencies. Kinnara brings those listings into one place, shows prices in the buyer's own currency, and connects the buyer directly with the agent or developer selling the property.

Where Kinnara works
Kinnara's three primary markets are Thailand, Indonesia and the Philippines. Thailand is the largest by listings, led by Bangkok and Phuket. Indonesia follows, led by Bali, with a growing Lombok selection. The platform also carries listings in Cambodia, Malaysia, Australia, the UAE and several European markets.
Kinnara Limited is headquartered in Tsim Sha Tsui, Hong Kong. Kinnara Pte. Ltd. in Singapore handles international services, and Kinnara Asia Co., Ltd. in Thailand provides staffing. The team works from regional offices in Phuket, Singapore, Balikpapan, Da Nang, Kuala Lumpur and Quezon City.
Who uses it
Buyers. Most of Kinnara's buyers are Australians looking north, especially into Indonesia, where they make up around 85% of its buyers. Singapore is its other stronghold. Buyers search, compare markets side by side and enquire on one platform, and Kinnara's concierge team helps with shortlisting, due diligence questions and settlement logistics.
Agents. More than 15,000 agents list on Kinnara. They can list for free or through paid network plans, and they pay Kinnara no sales commission. For a local agent in Phuket or Bali, Kinnara is a direct line to foreign buyers they would never reach alone.
Developers. More than 120 developers market their projects through Kinnara, from listed Thai developers such as Sansiri, Pruksa, AP Thailand and Charn Issara to boutique villa builders in Bali and Phuket. Kinnara gives each project a showcase page, presents it to its buyer network and runs targeted campaigns.
How Kinnara works
Kinnara is a marketing and listing platform, the Asian equivalent of realestate.com.au or Rumah123. It advertises property, finds buyers through its platform and campaigns, and connects them with the seller. It does not own or develop the property it lists, and it is not a party to the sale contract, which is always between the buyer and the seller.
Behind the site sits a full sales system. Leads come in from social advertising, investor webinars and project landing pages, and each enquiry is tracked from first click to settlement. A virtual assistant, Maya, answers buyers' first questions at any hour and books calls with the team.
Kinnara also works with government. In Indonesia it partners with the Ministry of Tourism on destination promotion. In Australia it works through Australia–Indonesia diplomatic channels to reach institutional buyers who purchase in volume.
Adrian's role
Adrian is Kinnara's founder and CEO. He sets strategy, leads partnerships with governments, portals and developers, and runs the Indonesian market himself. Because he speaks Indonesian, he negotiates directly with developers, landowners and regional officials. He describes Kinnara as the business that pulls together everything he learned in 15 years of buying, building and selling property in Asia.

Kinnara is often confused with Kinnara Capital, the development business run by substantially the same shareholders. They are separate companies.
